Heads up...
we have a program here at work called the Quick and Easy...
no documentation loan...nothing.
and the rates on this loan right now are in the low 6% range with little or no cost in points.
A no doc loan (meaning you don't have any money in the bank, so your screwed but you need a lower mortgage payment...) in the 5%-6% range on a 30 year fixed rate term...
amazing!
I have been writing these all week...never before have the rates on these things been so low for a no doc loan...
Only catch is you've got to have a 720 credit score...
which, a lot of people with job issues, and no money in the bank have...as long as you've kept your credit clean, I can help you...
Now I make around 2k-5k every time I write these and I'm willing to offer a discount/split-cost incentive of some sort to anyone here who I write one for.

btw I forgot to mention, this loan closes in about 10-14 days... which means if I close you in November, you skip your December payment (just in time for the holidays...) and you're first payment is not due until Jan.1st...
No doc. closes in two weeks.
that's why It's called Quick and Easy.
doesn't get much stronger than that.

now this all and well sounds good and looks good on paper but as a Financial Advisor professionaly as well as a state and federal certified Loan, Insurance, Debt Consolidation and Investment seller/broker I would say that :

Is not allowed to be stated or implied as it breaks federal and some state laws allowing untruthful financial information as a discount in a mortage or loan is usually applied towards; 1. The Principal of the Mortage or 2. In an investment at usually 3 to 4 percent.
But nowhere is a broker/loan officer or debt consolidator allowed to offer a legitimate "discount" or split-cost.
Like I said this sounds good, but has underlying meanings
(Off-Topic) This is in no way to bash anyone. Just putting my two cents worth in.

That's how we do it. It's called Lender paid credits. I was simply putting it in easier to understand terms for someone unfamiliar with mortgage lingo.

FYI Rates on everything have dropped to the lowest they have been in about 4 or 5 years.
I'm talking low 5% rates at almost no cost.

fyi rates went back up today at 3:30pm I'm proud to say 2 members of this board took advantage of the low rates when I posted this and are locked into low 5% fixed mortgages... you know who you are.

I'll tell you: owning a mobile home has some great advantages over renting an apartment, but downsides like this -- and the fact that it basically depreciates like a car -- really hurt form time to time.

It's true. Owning anything is always better than renting...always...
we used to do Mobile homes and Manufactured homes but not anymore...
I don't really know why...we just don't.
We still do modular homes though...

When we're old and the kids have their own homes, specifically homes with driveways, Holli and I will be selling our possessions, buying one of those really nice tour-bus style RVs. Then we're going to drive to one of their driveway-accessible homes, mooch off of them Randy Quaid in Christmas Vacation style until they kick us out, and then cycle to the next kid. Unless it's currently cold where they live, then we'll go to Florida or something. Of course, she has yet to sign off on this plan.

I've always considered it the responsibility of my children to make sure I don't make it to a nursing home - encouraging me to skydive, fight bulls, and that sort of thing when I start to advance in years. A life where I'm wearing diapers again is not a life I want to have.
